This collaboration brings together Rhino’s investment expertise and Brookline’s proven track record in leasing and redevelopment. With over $150 million in completed mixed-use and retail projects and more than 6 million square feet leased across the Midwest, Brookline specializes in creating long-term value through targeted leasing strategies and asset repositioning. Their leasing and development team—led by Kelsey Gross, Brad Ratajczak, and Andrew Balzer—leverage their decades of experience working with owners, tenants, and municipalities across the Midwest to generate value across a variety of retail asset types, with a focus on underperforming centers.
While previously with another firm, members of the Brookline Team led the planning and execution of Block 59 in Naperville—now under construction to transform a dated center into a vibrant dining and entertainment destination through thoughtful development and strong tenant partnerships.
Brookline has been hired to oversee leasing and lead a new vision for The Promenade Bolingbrook, focusing on curating a refreshed mix of retail, service, restaurants, and experiential offerings that align with today’s consumer demands.
Preceding this strategic initiative, Rhino recently acquired an interest in The Promenade Bolingbrook. The 778,000-square-foot LEED-certified center, located at Boughton Road and I-355, offers exceptional access to a high-income, family-oriented trade area of more than 200,000 residents within five miles.
Together, Rhino and Brookline are laying the groundwork for a major repositioning of the property—one that will enhance its appeal, increase foot traffic, and secure its place as a top-tier retail and lifestyle destination for the entire Chicago MSA.
