Legacy Shops of Glen Ellyn is a 22,630-square-foot retail shopping center on Roosevelt Road in Glen Ellyn, IL. Located one block from I-355 access ramps along the busy Lombard/Glen Ellyn retail corridor, the building was full of potential despite significant vacancy and an outdated exterior.
Brookline went under contract with plans for the second “Legacy Shops” concept in which well-located but struggling retail centers are targeted to be acquired, renovated, and leased to new tenants who can add value to the neighborhood and each other. The idea for Legacy Shops is the product of years of selling, leasing, managing, and observing trends among multi-tenant retail centers and what makes them successful in the community.
The purchase for the property at 1184 W Roosevelt Rd was recently finalized and plans for these leasing and management projects are already underway. Regional Nashville Hot Chicken restaurant, Fry The Coop, will anchor the center, occupying the east endcap for their newest location as well as a commissary for their other locations. High-end salon and beauty studios, Salon Suites, has also recently signed on as leasing efforts begin in order to stabilize the shopping center quickly and effectively.
The center is located directly across from a Toyota dealership and a heavily trafficked neighborhood restaurant. Nearby businesses within one block of the center include a new Mariano’s Grocery Store, a Cadillac Dealership, Crowne Plaza Hotel, Mobil Gas Station, and Subway. The property is also densely surround by residential complexes and subdivisions.
